TPO

Heat-welded thermoplastic polyolefin, usually white. The most specified low-slope membrane in the country: reflective, weldable and cost-effective over large square footage.

EPDM

Synthetic rubber membrane with a decades-long track record. Handles thermal cycling and foot traffic well, and repairs cleanly with seam tape and primer.

  • Straightforward long-term maintenance

PVC

The choice where grease, chemicals or heavy exhaust are in play — restaurants, food processing and industrial rooftops. Welded seams and strong chemical resistance.

Modified bitumen

Asphalt membrane reinforced with polymer and installed in two or more plies. SBS for flexibility through freeze-thaw cycles, APP for torch-applied durability.

  • Excellent redundancy and puncture resistance

Built-up roofing

The traditional tar-and-gravel assembly: alternating layers of bitumen and reinforcing felt topped with aggregate or a cap sheet. Heavy, redundant and long-lived.

Standing seam and architectural metal

Concealed-fastener structural panels for slopes, canopies, mansards and full metal buildings. Long spans, long service life, minimal maintenance.

Corrugated and R-panel

Exposed-fastener metal over agricultural, industrial and light commercial structures. Economical to install and straightforward to retrofit.

Spray polyurethane foam

Seamless foam sprayed in place and then coated. Self-flashing around penetrations, adds R-value, and builds its own slope toward drains on ponding roofs.

  • High insulation value per inch

Liquid-applied coatings

Silicone, acrylic and urethane systems that restore an aging roof instead of tearing it off, often with a renewable warranty and far less disruption to tenants.

  • Renewable warranties of ten to twenty years

Vegetative and ballasted assemblies

Green roofs, paver-ballasted decks and amenity terraces over waterproofed assemblies, increasingly common on mixed-use and institutional buildings in the District.
